Not to be confused with condos, town houses or townhomes, sometimes called patio homes or garden homes, are different in that you own the land it sits on. With a condo, the land and outside of the buildings are owned by the "common", meaning all the homeowners as a group. Both often have an HOA, and there are HOA fees that pay for pool maintenance, common grounds upkeep, and sometimes items like cable tv or trash management.
With a condo, the Association maintains insurance and upkeep of the buildings and grounds. With a town home, it's the owner's responsibility to repair a roof or replace windows. They are still less maintenance than a single family home, because the association often mows, paints, etc. But the owner has a deed to the yard, and the part of the building that encompasses the residence.
North Beach Plantation offers 4 sections of townhomes, and each are unique.
The Plantation Villas townhomes are large rainbow-colored 2 bedroom 2 bath elevated homes with a single car garage, and extra bedroom on the ground level. There's a second floor balcony, and they are located near the entrance of North Beach. Built in 2012, they are priced in the mid $200,000's.
The Spa Villas were built in 2012 alongside of Plantation Villas, and are also 2 bedroom 2 bath raised homes. with garage and ground floor bedroom. Priced at $250,000 with 2050 sq ft, they offer all the upgrades you expect from a luxury home.
These larger 2 bedroom town houses are located closer to the beach. Homes have a one-car garage with living area on top floor, and offer 1351 heated sq ft of living space. Built in 2014, these patio homes are priced at $330,000.
The builder lists Cantor as also offering 3 bedroom townhomes with 2-car garages, and 1800 sq ft living space, but so far none have been built. All Cantor homes are white with metal roofs and colored shutters.
The neighborhood of Appleton has both 2 bedroom 2 bath townhomes, and extra large luxury single family homes. The townhomes were built in 2011, with 1600 sq ft of living space, a single-car garage, balcony, and luxury appointments. Prices for Appleton town houses are right under $300,000, having increased considerably from the first ones built.
